When buying an apartment, Investing in two areas
  • The carpet area, which I use daily and spend the most time in.
  • The common area, which is used by the public, such as corridors, lifts, staircases, clubhouse, swimming pool, children’s play area, park area, etc.
As per RERA, the carpet area inside the flat area includes internal wall thickness. And separately mentioned balcony & utility area.
There is a huge difference. We need to select flats carefully due to 5% to 13% variation between these two areas and indirectly incur loss if flats are selected wrongly.

You are buying unit Rs. 1.00 Crore amount , whether more carpet area or more common area getting. You must required more carpet area flat with less price.

Even an additional 10 square feet of carpet area is valuable to me, as it’s my private space.

You are paying Rs. 1.00 Crore for a 1000 sq. ft. built-up area flat.

07a. How do I know the carpet area is more or less?

For example 01 :

Unit 1: Built up area 1000 sq.ft.has 650 sq.ft. of carpet area.

Unit 2: Built up area 1000 sq ft.has 700 sq. ft. of carpet area.

You need to make a choice between these two flats.

07b. Which option is more beneficial for me? Save 10% +/- amount?.

You should choose unit 02, the 700 sq. ft. carpet area flat because you are paying Rs.100.0 lac instead of Rs.108.5 lac, which translates to saving Rs. 8.0 lakh (9.8%) compared to buying the 650 sq. ft. carpet area flat.

07c. For example 02 :

Unit 1: Built up area 1000 sq.ft.has 650 sq.ft. of carpet area.

Unit 2: Built up area 1075 sq ft.has 650 sq. ft. of carpet area.

You need to make a choice between these two flats.

INVESTOR SERVICE PROVIDER
1st Cycle The investor (first buyer) will purchase flats. The purchased flats will be registered to the investor through a sale agreement between the investor and the builder. The service provider will evaluate the market and decide on purchasing flats based on several key factors, including:
  • Reputation of the builders
  • Location of the property
  • Size of the project
  • Total number of flats available
  • Duration of the project
  • Current competitive prices
  • Expected future price appreciation
2nd Cycle Selling and Reinvestment:
The investor will sell the flats purchased in the first cycle to a new customer at a higher price. The newly purchased flats will be registered to the investor through a sale agreement between the investor and the builder.
The service provider will decide:
  • The optimal time to sell the flats for the highest possible price
  • The selling price based on market conditions
After selling the flats at a higher price, the service provider will again determine:
  • Where to buy new flats
  • When to make the purchase
  • What price to pay for the flats
